Development Scenarios With input from residents, landowners, business owners, and stakeholders from dozens of meetings, the CityDesign Studio is developing an Urban Structure Framework to present a vision for shaping the redevelopment and revitalization for the La Bajada and La ‘Aceate communities. The development scenarios shown here depict development over the next 10, 15 and 17+ years. The phases are suggestions of how development may unfold. Actual phases of development will vary based on the market and opportunity. However, as the area evolves, this framework will help to support the collective needs and wants of residents, owners and stakeholders within this area. Phase 1 [10 years] This phase establishes the area as the arts and craft region of Dallas by promoting use of existing buildings and residential development. Key illustrations include:
Phase II [15 years] This phase continues to promote incremental redevelopment, in addition to new construction in some areas. Key illustrations include:
Phase III [17+ years] The last phase, depicts a fully developed area. Key illustrations include:
Street Framework Streets serve many purposes. Not only do they accommodate vehicles, but they also accommodate pedestrians, cyclists and other with other forms of transit. Their design should balance the interest of all these while creating vibrant and livable neighborhoods; promoting healthy alternatives for citizens and; contributing to physically beautiful and sustainable environment. This Street Framework provides a high level of connectivity, allows for development flexibility and encourages pedestrian activity.
